가로의 연속성 측면에서 가로공간과 주상복합 저층부의 공공공간은 통합적 공간으로서 연결 관계에 따라 가로의 질이 결정될 수 있는 중요한 요소이다. 본 연구는 국내·외 문헌 연구를 통해 주상복합건물의 저층부 공공공간과 가로의 연결 관계를 공공의 접근 측면에서 분석하였다. 선행 연구 분석을 바탕으로 블록구조, 네트워크체계, 연결장치의 유형 등의 3가지 물리적 분석 요소를 분석의 틀로 설정하였으며 이를 바탕으로 사례 대상지 3곳을 선정하여 도면 분석과 방문 조사를 통한 연계성 분석을 실시하였다. 분석의 결과, 세 곳의 사례 대상지는 도심지 중 보행의 흐름이 활발하게 일어나고 있는 지역이므로 통합도가 높게 나타나는 가로를 중심으로 차량 진출입 배제, 보행 진출입로의 확대, 가로와 연계된 전면 광장의 활성화, 상업시설의 집중적 배치, 시설 녹지를 통한 거주민 동선의 이원화를 강화할 필요가 있다. 특히 가로에서 단지 내 공지로 유도되는 내부가로의 활성화를 통해 주상복합 저층부의 공공 접근이 활발하게 이루어 질 수 있는 기반을 형성할 필요가 있다. 또한 공간의 위계는 시설배치, 보행 레벨의 조정을 통해 가능하므로 통합도가 높은 가로에 면하여 선큰 및 지상 2층 진입로를 형성하여 공공성을 확대하고 보행 접근을 강화할 필요가 있다.

In respect to continuity of streets, how the streets are connected with lower public spaces of urban mixed-use residential buildings is critical elements of the quality of streets. The purpose of this study is to analyze the connection between streets and lower public spaces of urban mixed-use residential buildings from the viewpoint of public accessibility through studying in and outside of the country's documents. From the precedent researches, three physical analysis factors were selected as a framework of analysis which were 'structure of block', 'system of network' and 'type of coupling device'. Based on the framework of analysis, three urban mixed-use residential buildings were analyzed by studying plan and survey. As the result of this study, three cases have a lot of walking flow. Therefore by focusing on streets of a high integration, it is necessary to strengthen exclusion of car entry, enlargement of pedestrian entry, activation of the front plaza connected with streets, placement of concentrated commercial facilities and separation of residents' traffic line by green buffer zone. In particular, it is necessary to make easy access of public spaces through activation of internal streets leading to the inner court of buildings. Hierarchy of spaces also can be controled by adjustment of commercial facilities and floor level, so it is necessary to strengthen publicity and pedestrian accessibility by making sunken or entry to upper floor on the street of high integration.
